What you'll actually do

  • 01Inspect foundations, roofs, electrical, plumbing, and HVAC systems while sellers nervously watch your every reaction
  • 02Crawl through attics that are either 140 degrees or full of rodent evidence — sometimes both
  • 03Test outlets, run water, operate appliances, and check for issues that buyers would never notice until move-in day
  • 04Write inspection reports with photos and recommendations that are thorough enough to protect you legally
  • 05Explain findings to first-time buyers who don't know the difference between a cosmetic issue and a structural failure
  • 06Walk the fine line between honest reporting and not killing every deal — because agents don't refer inspectors who scare buyers away
